Allentown Inventory Surges While Prices Outpace the National Trend

Active listings in the Allentown metro area jumped well above the national pace

Buyers in the Allentown metro area had meaningfully more to choose from, with active listings rising 21.2% year-over-year—far outpacing the national gain of 7.4% over the same period. More homes were available compared to a year ago, a contrast that stood out against the modest national increase.

Newly listed homes also came onto the market at a stronger clip, climbing 11.2% year-over-year while the national figure fell 7.5% over the same period. That fresh supply hitting Allentown as new listings dried up elsewhere gave active buyers a real edge. More options, less competition.

List prices edged up even as national prices slipped

Sellers in the Allentown metro area held their ground on price even as the national market softened. The median list price came in at $405,000, up 1.4% year-over-year, while the national median of $415,000 slipped 2.2% over the same period.

Only 16.7% of listings carried a price reduction last month, well below the national rate of 20.5%—a sign that sellers in the Allentown metro area faced less pressure to cut than sellers nationally. For sellers today, that gap suggests asking prices held up relatively well.

Homes moved off the market faster than a year ago

Homes in the Allentown metro area spent a median of 38 days on the market last month, down 13.6% from a year ago. Nationally, that figure edged up to 63 days over the same period—making Allentown’s pace noticeably quicker by comparison. For buyers today, acting decisively on appealing listings still matters, even with more inventory available.
